Owner, MVP Insurance
Wexford homeowners insurance needs to fit the homes here: larger, newer builds in Pine and Richland townships, finished basements that a single sump pump failure can ruin, Coverage A limits based on rebuild cost rather than sale price, and an umbrella policy for families with real assets. Getting those four pieces right covers most of the gaps we see.
The rest of a policy matters too. But if you live off Route 19 in a 4,000-square-foot home with a finished lower level, these are the parts most likely to separate a smooth claim from a costly one. Generic policies are written for an average house, and many homes in Wexford are not average. Here is how each piece works and what to ask for.
Wexford PA Homeowners Insurance for Pine and Richland Townships
A Wexford policy should match local property values, construction quality and lifestyle, and a template quote usually doesn't. "Wexford" is a mailing address more than a municipality. It covers parts of Pine, Richland, Franklin Park and Marshall townships, and it spans both the North Allegheny and Pine-Richland school districts. Two houses with the same zip code can sit in different townships with different housing stock and rebuild costs.
Much of the newer construction sits along the Route 19 (Perry Highway) corridor and the subdivisions branching off it. These homes often have three-car garages, vaulted great rooms, and lower levels finished with wet bars, home theaters and guest suites. A policy that treats them like a 1970s split-level will be underpriced on paper and underinsured in practice.
MVP Insurance writes coverage for homeowners across both school districts. As an independent agency, we compare several carriers so that coverage reflects local values, not a national average. If you want the statewide basics first, our guide to homeowners insurance in Pennsylvaniacovers the core policy structure. This page focuses on what changes for Wexford.

Umbrella
An umbrella policy adds liability protection above the limits on your home and auto policies. One serious accident can cost more than those limits, and the umbrella is what stands between the claim and your savings.
Insuring Larger Newer Homes in Pine and Richland Townships
The most important number on a policy for a newer, larger home is replacement cost, and it is often set too low at purchase. Builders in the North Hills use custom millwork, stone and brick veneer, upgraded windows, hardwood throughout, and kitchens with quartz or granite and built-in appliances. Online estimators tend to assume builder-grade finishes, so they undercount these upgrades.
The same issue appears in newer neighborhoods in Marshall and Franklin Park townships. We see three common mistakes:
- Accepting the lender's minimum. Your mortgage company only requires enough coverage to protect the loan, not enough to rebuild the house.
- Skipping the update after upgrades. A $90,000 kitchen renovation or a newly finished basement increases rebuild cost right away, but the policy doesn't change unless you tell your agent.
- Ignoring code upgrades. A rebuild after a total loss must meet current building codes. Ordinance or law coverage pays for those required changes, and the default limit is often small.
A total loss is rare, but it is exactly what Coverage A exists for. If a fire destroys a custom home insured at 75% of its real rebuild cost, the shortfall comes out of your savings.

Where you live
Your ZIP code sets the base for both home and auto: weather patterns, repair costs, traffic density and local claim history all feed into it. Distance to a fire station and hydrant matters for the home policy.

Understanding Higher Coverage A Limits for Custom Wexford Properties
Coverage A should equal what it costs to rebuild your home today, and for large Wexford homes that figure often exceeds market value. Market value includes land and location. Rebuild cost includes labor, materials, debris removal, permits and the specialized trades that custom finishes require. Those costs don't follow home sale prices, and after a major loss, local contractor demand can push them higher.
Generic limits break down for custom builds because they rely on price-per-square-foot averages. A 4,500-square-foot home with a two-story foyer, coffered ceilings and a stone exterior costs much more per foot to rebuild than a basic colonial of the same size. When we calculate Coverage A, we go through construction details: square footage by floor, finished basement space, roof type, exterior materials, interior finish grade, garages and special features. The carrier's replacement cost tool uses those inputs, and the details change the result.
Ask about extended or guaranteed replacement cost too. Extended replacement cost adds a cushion, often 25% to 50% above Coverage A, if rebuild costs come in higher than expected. That cushion is valuable for custom homes.
Comparing Coverage Limits and Policy Types
| Feature | Basic Policy | Enhanced Policy for Custom Homes |
|---|---|---|
| Dwelling (Coverage A) | Estimator default | Built from a detailed rebuild calculation |
| Replacement cushion | None | Extended replacement cost (25%-50%) |
| Ordinance or law | Low default limit | Higher limit for code upgrades |
| Water backup | Excluded | Endorsement added |
| Personal liability | $100,000-$300,000 | $500,000 (meets typical umbrella requirements) |
| Contents | Actual cash value | Replacement cost |

Limits and minimums can change, so confirm current figures before you buy. Our honest view: the premium difference is often modest compared with what you give up. A soft-tissue injury from a Route 8 rear-end crash can mean months of pain that limited tort won't compensate.
The Role of Umbrella and Life Insurance in a Comprehensive Plan

Protecting Finished Basements from Sump Pump Failures
If you have a finished basement, add a water backup endorsement. A standard homeowners policy excludes water that backs up through drains or overflows from a failed sump pump. Many owners only learn this after the carpet is already soaked.
The exposure is significant. Finishing a basement in the Pittsburgh region typically costs $75 to $150 per square foot in 2026. A 1,200-square-foot lower level can represent well over $100,000 in drywall, flooring, cabinetry and electrical work. Professional water extraction and drying in Pennsylvania runs about $3,000 to $10,000 before any reconstruction starts. Then come the sectional sofa, the TV, the gaming setup and the guest bedroom furniture.
For finished basements in Wexford, water backup endorsements are recommended at limits of $25,000 to $50,000. For a large, heavily finished lower level, lean toward the higher end. A few practical habits help on the prevention side as well:
- Replace your sump pump on schedule. Pumps in the Northeast typically last 7 to 10 years mechanically.
- Install a battery backup pump. Summer storms often knock out power at the same time the pump is needed most.
- Add a water sensor with phone alerts so a failure at 2 a.m. doesn't go unnoticed until morning.
Keep in mind that backup coverage is not flood coverage. Surface water entering from outside requires a separate flood policy.
Mine subsidence is another exclusion that applies across western Pennsylvania. Standard policies don't cover it, but the state's Mine Subsidence Insurance program offers coverage at roughly $1 per $1,000 of protection. It's worth checking whether your property sits near old mine workings.

Pairing Home Insurance with Umbrella Liability Coverage
If your net worth includes home equity, retirement accounts and college savings, a home policy's liability limit alone probably isn't enough. An umbrella policy sits above your home and auto liability limits and covers judgments that exceed them. Pairing the two policies closes the gap where most serious lawsuits end up.
Consider what can happen in a typical Wexford household: a pool party, a trampoline, a teen driver heading to North Allegheny or Pine-Richland High School, a dog that bites a delivery driver. One serious injury claim can exceed $300,000 quickly. Without an umbrella, the remaining amount can reach your savings or future wages.
The Role of Personal Umbrella Insurance
The cost is modest compared with the protection. A $1 million personal umbrella in Pennsylvania currently costs about $150 to $350 per year. Umbrellas also usually cover claims your base policies don't, such as defamation, and they often help with legal defense costs.
There's a qualifying step. In 2026, most Pennsylvania carriers require underlying limits of $500,000 on the home policy and $250,000/$500,000 on auto. That's why we review home, auto and umbrella together, so the limits line up without gaps. If your auto policy needs adjustment, see our page on car insurance in Wexford.

The Role of Umbrella and Life Insurance in a Comprehensive Plan
Wexford PA Home Insurance Frequently Asked Questions
What does homeowners insurance in Wexford cover? It covers your house, other structures, belongings, extra living expenses if you can't live at home after a covered loss, and personal liability. Common exclusions include water backup, flood and mine subsidence unless you add them.
Do I need extra coverage for a finished basement? Yes. Standard policies exclude sump pump failure and drain backup, so you need a water backup endorsement, often in the $25,000 to $50,000 range for Wexford basements.
How does an umbrella policy work with my home insurance? Your home policy pays liability claims up to its limit, and the umbrella pays the amount above that. Most carriers require at least $500,000 in home liability before you can add an umbrella.
Why is my Coverage A higher than my tax assessment? Tax assessments estimate value for taxes and include land. Coverage A estimates what it costs to rebuild the structure with today's labor and materials, which is often higher for custom homes.
Does a new home cost less to insure? Often yes, because newer roofs, wiring and plumbing lower risk. Higher rebuild costs can offset those savings, though.

Securing Your Wexford Property with MVP Insurance
Wexford homes need a policy built around their details: an accurate Coverage A, water backup protection for the finished basement, and an umbrella that sits cleanly above home and auto limits. Most coverage gaps we find come from a policy that was never updated after closing or after the basement was finished.
